香港樓市及政府房屋政策備受社會關注。本調查以電話隨機抽樣的方式,成功在2009年訪問了1,011名18歲或以上的香港市民,瞭解市民對置業及對政府在房屋方面的角色及責任的看法,並且分析置業對滿意子女學業/事業、擔心養老保障,以及整體生活滿意度的影響。調查發現,香港市民大多認同置業帶來長遠利益、肯定政府為低下階層解決居住問題的責任、支持政府加強監管地產商。調查亦發現,在控制個人社經背景的影響後,居住環境對滿意子女學業/事業、擔心養老保障,以及整體生活滿意度都有顯著影響;自置物業對居住環境、滿意子女學業/事業,以及擔心養老保障均沒有顯著影響,但對整體生活滿意度則有顯著影響。

 

Hong Kong People’s Attitude towards Homeownership and Their Evaluation of Government Housing Policy

 

This study investigates Hong Kong people’s perceptions of homeownership and their evaluation of the Hong Kong government’s housing policy, as determined by a random telephone survey of 1,011 people aged 18 or above conducted in 2009. This study also explores the relationship between homeownership and satisfaction with children’s study/career development, worry about retirement security, and overall life satisfaction. It was found that most Hong Kong people agree that homeownership confers long-term benefits, feel that the government has the responsibility to help lower-class people with their housing, and support government efforts to tighten regulations on property developers. Controlling for socio-economic background, the study also found that people’s living environment has a significant impact on their satisfaction with children’s study/career development, worry about retirement security, and overall life satisfaction. It was also found that homeownership has no significant influence on living environment, satisfaction with children’s study/career development, and worry about retirement security, but has a significant influence on overall life satisfaction.
